First of all we need to know the type of property you are searching for, we require as much criteria for your search as possible, such as; number of bedrooms (and if they need to be all ‘double’ size), your move in dates, your budget, the areas you are considering and whether you require the property to be furnished.  Once registered and we have all your contact details we can send you/call you with details of suitable properties.


Once we have found suitable properties for you to view we can arrange a mutual time to meet an agent at the property to show you around and answer any questions you may have.  Please make sure that any prospective tenant that will be making a decision on the chosen property will be present.  But be quick, this is a very fast moving market and properties get secured very quickly!  We are open long hours to suit you and are flexible but generally viewings can be deducted from 9am – 8pm Monday to Friday and between 10:30am and 2:30pm Saturdays.

Making an offer

Once you have found a suitable property we will need to take some details from each prospective tenant that will be living in the property.  We need to act quickly at this stage in order to secure an offer before someone else gets there first!  Initially you will be required to supply us with your card details and sign offer forms; once an offer is agreed you are required to pay a £500 holding deposit and the administration charges for each tenant in order to take the property off the market and begin the referencing process.  If an offer is agreed and you subsequently decide to pull out of the agreement you lose the monies mentioned above.  The remainder of the funds are due within 7 days before your move in date.

Payments and deposit

We accept payment via bank transfer direct to our secure holding account.  You are required to pay a six week deposit to cover any un-paid bills or damages as well as your first month’s rent directly to us before you can move into the property.  Your deposit will be lodged within a government protection scheme; for more info please visit these sites which are the options available to landlords www.depositprotection.com  or www.mydeposits.co.uk


As an agent acting on behalf of the landlord we need to ensure you are suitable tenants.  We will require:

  •  Proof of identification (passport or drivers licence)
  •  Proof of employment
  •  Financial credibility usually by way of 6 months previous bank statements
  •  Previous landlord or character reference

Sometimes we may require a guarantor if there is not enough evidence or if for example you are on an internship or just starting your working career.  A guarantor is simply there to confirm that if for whatever reason you are unable to keep up with rental payments the guarantor will pay instead.  Your guarantor must be a UK based home owner, be in receipt of an income either from employment or pension/savings.   Your guarantor is also subject to reference checks.


You will be required to enter into an Assured Shorthold Tenancy Agreement (AST) which is more often than not a 1 year contract with a break clause on the sixth month.  Sometimes can be longer and sometimes break clauses are optional it will vary for each property, landlord or particulars of the agreement.  Any special clauses or agreements that have been requested and agreed by the landlord will be in your contract, there will be three contracts all signed by yourselves and the landlord; you will retain a copy, the landlord will have a copy and we also have a copy on our file.

Moving in

As explained above we must have all funds cleared with us and contracts signed by all tenants before you can be released the keys, all referencing must be completed too.  It is the responsibility of the tenant  to change all utility bills i.e. gas, electricity, water, council tax, phone line into their name as most lettings will not include utility bills.  Meter readings will be recorded on the inventory report which is completed prior (normally the same day) to moving in/contract start date which you can refer to if need be.  As well as an individual inventory report that covers the condition and items in the property, the property will also be professionally cleaned.

Admin fee per tenants are £99 which is the contract fee and reference fee are free.
